How do pre-construction investments with Genesis work?

Genesis reserves early allocations in its own pipeline of Central Florida developments for partner investors. Positions are vetted, returns are stewarded with transparent reporting and long horizons, and the full prospectus is available upon request.

Where does Genesis Development build?

Genesis is the development and sales arm of Lakeshore Development, an established Central Florida homebuilder. Together we build custom homes, spec homes, commercial and land developments across Central Florida, with current residential projects concentrated in Windermere and the greater Orlando area.

Can I build or invest without living in the United States?

Yes. Genesis was designed for international clients — including Brazilian investors dollarizing part of their wealth. The team works in English and Portuguese, and every project is carried from permitting to the final walkthrough on your behalf.

Is Genesis a builder or a broker?

Genesis is the developer. We acquire the land, design the project, build it and hand over the keys, as the development and sales arm of Lakeshore Development, an established Central Florida homebuilder. This is not brokerage: we do not resell someone else's inventory. Whoever builds is who answers for the schedule and the standard.

Do I need to open an LLC to buy property in the US?

It is not required — foreign nationals may buy in their own name. An LLC is chosen for other reasons: asset separation, succession planning and tax treatment on a future sale or inheritance. The right answer depends on your goals and should be reviewed with a US accountant before closing, because changing ownership afterwards is expensive.

How much down payment do foreign buyers need?

Financing for foreign nationals exists in the US and is known as a foreign national loan. The down payment is higher than for a domestic buyer, and terms vary by lender, property value and borrower profile — some banks set a minimum property value. Many international investors choose to purchase in cash to avoid the cost and timeline of credit.

Buy finished, build custom or enter pre-construction?

Buying finished is fastest and costs the most per square foot. Building custom gives full control over design and materials, with a longer timeline. Pre-construction locks the price ahead of appreciation, with the longest horizon of the three. The choice depends on when the capital needs to come back and how much control you want over the final product.

Who looks after the home while I am abroad?

Genesis stays with the home after handover: concierge protocols and annual stewardship visits, long after the keys change hands. The team works in English and Portuguese, so the owner deals with the same people who built the house rather than a third party.
